When INDEXO, Artūrs Roze co-founded Provendi AM in 2022 years ago - we had several goals in mind: - To help to establish a local low cost real estate fund that would allow Indexo to invest into local real estate markets at an attractive cost leaving most of the returns to the investors - Given Indexo's size, to invest some of our pension plans investors' money back locally. After a screening process we decided that due to attractive risk/income ratio, the real estate fits best into our pension clients' long term portfolio - When at scale, make that vehicle available to the retail investors to develop local capital markets. After an impressive year of development Kristaps Berzins and Provendi Asset Management AIFP team had made a great leap forward in attracting additional capital into the fund and investing into some great assets. Growing above 100M AUM means you are out of the bush league and further scaling should become easier. Times in the real estate markets in the Baltics have been tough due to higher interest rates, but some of the best investments are made during choppy waters. The price achieved was lower than CICT's previous expectations of S$830-850 million (S$3,900-4,000 psf) 2. Property History: - Built in early 1980s - CICT acquired it from HSBC in 2005 - Underwent S$45 million renovation before WeWork tenancy - Development potential is fully utilized (exceeds maximum GFA allowed) 3. Buyer Background: - Connected to Zhang Yong and Shu Ping (Haidilao founders) - Family has previous Singapore property investments: * 2016: S$27 million Gallop Road bungalow * 2021: S$42 million neighboring property (bought by Zhang's son) - Shu Ping established Sunrise Capital Management (family office) in Singapore in 2019 4.
